Holiday Decorating Contest - December 15, 2025
Dear Neighbors,
The holidays are here, and we invite all residents to join our annual Holiday Decorating Contest! Help spread cheer throughout the community by decorating your home and getting creative.
Prizes will be awarded in the following categories:
- Best Major Display
- Best Small Display
- Best Children’s Display

Holiday Lights Update - December 7, 2025
Dear Neighbors,
This serves as an update on the status of holiday light display throughout our community.
As we previously posted on our web page, our vendor, Noel Christmas Light Professionals Inc., failed to comply with the terms of the agreement by not timely installing the lights by December 1st. Following conferral with the association’s legal counsel, the board continued its demand for full performance under the contract. Noel continued to make promises to finalize the project during and by the end of last week. Noel’s promises haven’t been fulfilled and the project remains incomplete.
Noel has been given notice it is in breach of the agreement and a demand has been made for a return of our deposit. If not returned the board may pursue an appropriate legal remedy. Meanwhile, the board is considering alternatives to enhance the existing lighting.
The board is obviously disappointed with these unforeseen circumstances.

Message from the president
Dear Neighbors,
This is my first message following my election to the board and appointment as President. Thank you for your support. I look forward to serving you, my neighbors, and the community. We also welcome new directors Richard Bouabdallah who will address construction approvals, and other duties, and Jim Gibbons, who, along with our contractor Joyful Homes and Andrea Joy, will address covenant violations, as well as other duties.
A few items to address.
We are still in the process of amending the covenants.
The proposed changes address: (1) The association’s maintenance responsibilities of the wood fencing along I-75; (2) the number of votes to change the covenants; (3) the type of permitted metal roofs, and (4) other necessary changes.
Repairs have been completed for general lighting at our entrances with installation of missing lights and overall brighter lighting. We also decreased voltage for safety. You will also see that our Holiday Lighting has been installed to brighten the season! The North Hawkes Bluff entrance holiday lighting has returned! Yeah! Enjoy!
